San Carlos Real Estate Buzz

We typically get a burst of activity after Super Bowl Sunday and this year is no exception. As expected, San Carlos real estate is heating up. Buyers start coming out while inventory is still low and homes that are priced right are moving quickly.

Homes in the $800,000-$1,200,000 price range in San Carlos have remained strong through-out the downturn, while the higher priced homes were softer and typically lingered on the market longer.

What is really encouraging right now is the activity on the higher priced homes. Typically homes that are over $1.4m take longer to sell, but recently 1541 Morse came on the market for $1,495,000 and went pending with multiple offers immediately. It will most likely go for more than the list price, which was $744 per square foot. 1541 Morse is a 3 bedroom, 2 1/2 bath, 2,010 square foot home on a 6,000 square foot lot, located in Howard Park, area 353 of San Carlos.

We recently closed 747 Knoll in San Carlos for $1,925,000. It is a beautiful newer Craftsman style 5 bedroom, 3 bath, 3,069 square foot home on a 12,920 lot home that had been on the market during in the Spring/Summer of 2009. The offers that we received were too low and thankfully the sellers were not desperate to sell so they waited. We are happy to report that it paid off! A buyer that came through the home when it was on the market could not stop thinking about it. They wanted to be in San Carlos and had not found anything else that could compare. It was a win-win for everyone.

There are buyers out there who want to be in San Carlos. Yesterday on tour, we previewed a lovely single family home in Redwood Shores. When we asked why the owner wanted to move, the agent told us they wanted to be in San Carlos.

Again, this is all encouraging news. We look forward to the continued strengthening of the market in San Carlos and to helping people buy and sell in this vibrant community!

New Garbage Services in San Carlos

Residents in the City of San Carlos are now using Recology for garbage collection. You can't help but notice their trucks out and about at all hours of the day. It takes some getting used to seeing these trucks swerving all over the place all day long as we were used to BFI's blue trucks just coming in the morning. Also, the new bills and increase in costs will also take some getting used to. Hopefully it will all be worth it!!

The new CartSMART program entails a convenient, three-cart system for residents for their recycle, compost and garbage needs: blue cart for Recycle, green cart for Compost and black cart for Garbage. For Customer Service call (650) 595-3900.

There are 6 designated real estate areas in San Carlos. They are roughly divided by the main streets in San Carlos: Alameda de Las Pulgas, Brittan, El Camino Real and San Carlos Avenue.
