San Carlos Real Estate Statistics 1st Half 2010
We wanted to provide you with a semi-annual update on sales for single family homes in San Carlos.

This illustrates how San Carlos real estate is holding up for the first half of 2010 compared to the first and second halves of 2009. The average sales price is up 3% from the first half of 2009 and 7% from the second half of 2009. The inventory is up from both previous periods and yet the closed sales remain strong. The average days on market has tightened up a bit – homes are moving a bit faster than before. We are also seeing an increase in the percent of list price received. All of these are indicators that the San Carlos real estate market is recovering.

2008 Home Sales Statistics for San Carlos
While this is not exactly positive news, in light of what is going on in the rest of our country, it’s also not too bad. If you sell your home now, you might get less for it, but you can also buy a new home for less – it’s all relative.
Please be aware that due to the downturn for the year in San Carlos, home equity lines are being reviewed by many banks. Banks may freeze the lines at the current value and request a review to reinstate them. If you have an equity line with credit available that you may need in the near future, you may want to withdraw it now to avoid any problems.
